Notice is hereby given that the Planning & Zoning Commission of the City of Hillsboro shall meet in regular session Monday, March 14, 2011 at 6:00 p.m. at Historic City Hall, located at 127 E. Franklin Street in Hillsboro, Texas. The matters to be discussed and acted upon are as follows:

1. Call Meeting to Order.

2. Deliberate and Act on the Approval of Minutes of the January 10, 2011 Meeting.

3. Review an Application Submitted by Phase 11 Investments, LP, Petition for Annexation of 3.70 acres of land as described in the General Warranty Deed from Hamil Management I, Ltd. to Phase 11 Investments, LP, executed November 2, 2006, recorded in Book 1451, Page 659 of the Official Public Records of Hill County, Texas.

4. Review and make recommendations to Council to assign the zoning designations for the proposed annexation of property for the area further described as All that certain lot, tract or parcel of land lying in the J.E. Ross Survey, Abstract 750 & Ewen Cameron Survey, Abstract 131, All that certain lot, tract or parcel of land situated in the J. E. Ross Survey, Abstract 750, and the E. Cameron Survey, Abstract 131, Hill County, Texas, being a portion of that certain tract of land described as 105.47 acres in the General Warranty Deed from Hamil Management I, Ltd. to Phase 11 Investments, LP, executed November 2, 2006, recorded in Book 1451, Page 659 of the Official Public Records of Hill County, Texas. This property is consistent to proposed future Land Use Plan to be zoned Heavy Industrial (I-2).

5. Review an Application Submitted by Hillsboro Economic Development Corporation, Petition for Annexation of 20.647 acres of land that is a part of that certain 120.381 acre tract described in a deed from B. B. Messimer to Taylor Gas Processing, Inc. recorded in Volume 1052, Page 812 of the Official Public Records of Hill County.

6. Review and make recommendations to Council to assign the zoning designations for the proposed annexation of property for the area further described as: All that a certain lot, tract, or parcel of land lying and situated in the Ewen Cameron Survey A-131 in Hill County, Texas. Said land is a part of that certain 120.381 acre tract described in a deed from B. B. Messimer to Taylor Gas Processing, Inc. recorded in Volume 1052, Page 812 of the Official Public Records of Hill County. This property is consistent to proposed future Land Use Plan to be zoned Heavy Industrial (I-2)

7. Review an application from Neary S. Eng to re-plat a part Lot 6 and all of Lot 7 of the Hancock’s Sub-Division in the Prospect Heights Addition becoming Lot 7-R to the City of Hillsboro, Hill County, Texas, according to plat recorded in Volume143, Page 131 of the Deed Records of Hill County, and that portion of Valley Street (closed) adjacent to said Lot 7, described in an easement from the City of Hillsboro to Nolan Williford, et al, recorded in Volume 456, Page 49 of the Deed Records of Hill County.

8. Hear Comments from People Wishing to Address the Commission.

9. Hear a Report from the Community Development Director.

10. Adjourn.
